Despite having a friendly staff, i don't think keeping customers is their value. Raising the rent for staying a year isn't the best idea. My rent has been raised twice! Which means i have been there for 2yrs. A business usually tries to keep customers, not get rid of them. People stay because of service, location and price. If one keeps getting worse they leave. Try focusing on keeping the customers you already have.
